§ On-site
Manager of a Subsidized Housing complex.
§ Responsible
for all aspects associated with the daily operation of the building and
implementation and adherence to its HUD Contract.
§ Duties
including but not limited to:

Strict implementation and compliance to all Federal and
State rules and regulations pertaining to the management of an affordable
housing site.
·
Recruiting and screening applicants and maintaining
waiting list according to HUD guidelines.
·
Daily interaction with tenants, with a focus on
strengthening tenant relations, addressing tenant complaints and
providing a safe, comfortable living environment for all residents.
·
Collection of rent payments, security deposits and any
miscellaneous charges due. Posting payments to tenant ledgers. Sending
out notices for late or missed rent payments.
·
Initiate evictions as needed due to nonpayment of rent or
noncompliance issues.
·
Generate weekly and monthly reports as required.
·
Generate and maintain all Leases and Tenant Certifications
including, Move-in, Move-out, Interim and Annual Certifications.
·
Send monthly TRACS to HUD in order to receive contract
subsidy.
·
Generate and complete all paperwork necessary for the
required Annual Tenant Recertification process and prepare and review
each tenant file in preparation for an Annual Management and file review.
·
Maintain and secure tenant files in compliance with all
Federal and State Guidelines.
·
Maintain a positive working relationship with government
agencies and officials responsible for housing oversight
·
Supervise maintenance staff in the general upkeep and
appearance of the building, maintenance repairs and work required for
unit turnover.
·
Generate Work Orders/ Service Requests from individual
tenant apartments and keep detailed records of work completed and
inventory used.
·
Issue Purchase Orders for outside vendors and contractors
to complete any necessary work needed outside the scope of the building
maintenance staff.
·
Perform building and unit inspections as needed to
maintain ongoing preventative maintenance and to prepare for annual
reviews and REAC inspections.
